Central Village Estates in Denton, Texas Residential Development Auction

Linda Welsh Auction & Realty Group, LLC (www.lindawelshauction.com) announces the auction of a completely developed 69-lot residential development known as Central Village Estates in Denton, Texas, according to Linda Welsh, owner of the auction company and Principal Auctioneer.

Located at 3105 Fort Worth Drive, near the intersection of Hwy 377 and Country Club Drive, the development will be sold in a multi-parcel auction on Wednesday, May 19, 2010. Additionally, two adjacent commercial lots and the mineral rights are included in the auction. Parcels can be purchased independently, in groups or the subdivision can be purchased as a whole. A bidder seminar is scheduled two days prior to the auction on May 17.

Central Village Estates was developed from 2006 to 2008 by Ehrlich Brothers Development. The builder of the development was Central Builders, Inc., a very successful national builder of shopping centers and other commercial and residential projects. All of the requirements for the City of Denton have been met and the streets and utilities are all completed. The owners are currently involved in other commercial projects and chose the auction method of marketing to give them a time defined sale and to close this project.

Welsh said she expects that the property may sell to a volume builder or several smaller builders but could also appeal to individuals who hire a “build on your own lot” builder.

The property may be inspected at any time. Lots are marked, staked and numbered for easy identification. The auction will be held at the Holiday Inn in Denton, 1434 Centre Place Drive, at noon on May 19, 2010. The doors will open at 11am for registration. A ten percent buyer’s premium will be added to the winning bid to arrive at the final price of the property.
