Laterra Spa & Fitness Center for Florida Auction

A world-class St. Augustine spa called “perfect” by past guests is on the market with a May 21 auction date, a “perfect 10” business opportunity for entrepreneurs with an eye for beauty and great business deal.

Designed by renowned spa designer Robert D. Henry, The Laterra Spa & Fitness Center is part of the highly-rated Laterra Resort, located in the World Golf Village community of St. Augustine, FL. A phased condominium property, the Resort opened in 2005 and currently offers 143 residential condo hotel apartments plus commercial areas.

Resort developers have run the spa through a third-party operator and had a business association with the PGA Tour. The Laterra Resort is across the street from the 8th hole of the King & Bear golf course, designed by Jack Nicklaus and Arnold Palmer.

The move to turn the Spa into an owner-operated business is just in time to catch the wave of a trend gaining momentum with the celebrity set: anti-aging surgical treatments such as face lifts in tandem with feel good, look good spa treatments.

According to Dr. Ira Papel, a past president of the American Academy of Facial Plastic and Reconstructive Surgery, “Most top plastic surgery practices either have staff aestheticians or MediSpa affiliations. We recommend a few months prior to face lift surgery patients undergo a skin care regimen which may involve prescription products such as Retin A typical salons just can’t administer. Studies show that patients who combine both get better results.”

Dr. Dean Kane, of The Center for Cosmetic Surgery and MediSpa in Pikesville, MD, says, “Skilled aestheticians two to three days post-op may use therapeutic, lymphatic massages as well as ultrasound waves to reduce swelling and exfoliate. Prescription-level anti-aging nutrients are re-introduced in the skin at the two to three-week mark to maintain the healing progress to obtain smoother and better results. Patients see a progressive difference compared to those who did not experience skin health preparation and post-operative stimulation.”

“The face is a window: if your skin looks good, you look and feel good. I can easily see a scenario where a group of cosmetic surgeons get together to create a MediSpa at Laterra where patients may opt to ‘take a vacation’ vs. having the surgery done at home. At six-month check-ups, patients may invite their friends and all enjoy the spa,” says Papel, of the Facial Plastic Surgicenter in Pikesville, MD.

The 9,196 +/- SF foot fully furnished Laterra Spa has 10 private treatment rooms; steam rooms; beauty salon; six-station meditation room; men’s and women’s changing areas; hydro tub; kitchenette and business offices. Outside are a hot tub and three cabanas above a Koi pond. Use of an onsite pool may be negotiated. A fully-equipped 2,240 +/- SF fitness center offers state-of-the-art equipment; men’s and women’s changing areas; and reception studio.

A major selling point not in the auction package is the Laterra Resort itself: a condominium hotel property offering beautifully appointed, fully furnished accommodations with stunning vistas.

Bidders must register in advance and place a 10 percent deposit, with a minimum of $50,000 down in certified funds. Balance is due auction day.
