United Country Bonnette Auction Company to Auction 8,029 acres in Hackberry, La

United Country Bonnette Auction Company is to auction 8,029 acres in Hackberry, La on Thursday, December 15, 2011, at 1pm CST.

Located at 900 Shell Western Drive in Hackberry, one mile North of Sabine refuge, bordering Black Lake to the West and one half mile South of the intercoastal waterways in Cameron Parish, this property offers recreation, real estate development, leasing, mitigation and deep-water Gulf access possibilities with some of the finest duck hunting in the Mississippi flyaway as well as both freshwater and saltwater fishing.

“Previously listed at $19.9 Million, this acreage will be offered in six tracts, ranging from 28 acres to 2,400 acres, and in its entirety,” said Bonnette. “One tract will sell absolute to the highest bidder. We will also offer 50 percent vacant mineral rights separately located in Gum Cove Field and West Hackberry Field.”

Tract 5 includes 28 acres and the main lodge building, a brand new 4,500 sq. ft., three-story structure with four bedrooms and five baths. The lodge features a game room, wet bar and glass throughout. It has a new boathouse, new fish cleaning facility, new concrete boat launch, night fishing dock with lights, public electricity and water well.

Bonnette noted that millions of dollars have been spent on this property to enhance coastal restoration and recreation. There is a wetland reserve program approved on two tracts available to the new owner, making it possible for the new owner to reap the benefit of these WRP approved tracts.

Other features of this property include: 24 water control structures installed; 200,000 linear feet of Ducks Unlimited terracing; eight miles of levees recapped; eight miles of deep water fish habitat; 440 acres of new marsh created in 2010; a marsh management plan in effect; deep water access to the Gulf of Mexico; mitigation potential on 7,000 acres; 60 alligator tags; shrimping and crabbing; hunting and fishing leases.
